In the summer of 2019 Robert decided to buy a property in Southampton. On August 4 2019, he purchased Hammer House, title to which had already been registered, from Patrick. Robert was registered as proprietor of the land. Robert discovered soon afterwards that from March 25 2010, Adele, a neighbour, had used a small area at the back of the garden of Hammer House for growing tomatoes under a licence from Patrick. When the licence expired on September 24 2010, no new licence was given by Patrick despite Adele's repeated requests in writing. Adele continued to grow tomatoes and has written to Robert claiming ownership of that area of the garden of Hammer House.

Advise Adele whether she has acquired any rights by adverse possession.
