Question: Jonathan lived in a nursing home but still owned a cottage, 'Rosewood'. In April 2018 he believed that he had not long to live and so wrote to his favourite granddaughter, Amelie:
"I would like you to have Rosewood when I die. You have been so kind to me, and you have done so much work in helping me to renovate the cottage."
Jonathan then took the title deeds of 'Rosewood' and wrote: "These deeds and all that they refer to I give to Amelie Jones from this time forth." He then put the deeds back in their box, which he kept.
In August 2018 Jonathan recovered sufficiently to leave the nursing home and returned to live at 'Rosewood' with live-in care givers.
By October 2018, Jonathan had developed a close friendship with one of the caregivers, Tanya. He said to Tanya: "My daughter Anna will look after you after I go, I have shares in the Landsbury Bank that Anna is a trustee of for me and I would like all of my interest in them to go to you."
In January 2019, still at 'Rosewood', John died from a stroke. John's will appoints Anna, Amelie's mother, as his executor and leaves Anna all his property.
Advise Amelie whether she has any claim to 'Rosewood' and Tanya on whether she has any claim to the shares in Landsbury Bank.
