Item 13 of 18
You have the following properties to lease:
44 Down Street, Down Town
This is an unfurnished two bedroom house with a separate single garage. This property has a large, fully fenced back yard. The lease is currently $500 per week.
George Haffer is the landlord and the property is available immediately.
10/133 Dalia Street, Down Town
This property is a furnished 2 bedroom townhouse, that has an attached double garage. The only outdoor space is a medium sized courtyard. The lease is currently $750 per week.
Asha Fern is the landlord and the property will be available next month.
You have narrowed down two tenants who have applied for both properties:
Tenant Profile: Thomas John Burlinson
18 year old Thomas John Burlinson has applied to lease both properties. Thomas is from a country town and is moving out on his own to attend university. He attends university near the Down street property and this will be the first time he has been away from home. Thomas has a part-time job that he has already started working at, even though he currently has a long commute. He is bringing his small dog so a backyard is essential.
Tenant Profile: Sarah Rose and Justine Fleeting
Sarah and Justine are looking to relocate to the city after renting out of town on a large property for the past few years. They both work full-time in town and the commute is becoming too much for them. As they are both working full time they are looking for a low maintenace yard/outdoor space that requires little maintenance.
After reviewing and assessing the tenants and properties you have decided that Thomas would be better suited to 44 Down Street and Sarah and Justine would suit 10/133 Dalia Street.
a) In the space below draft an email to Asha Fern putting forward and discussing both tenants, and, using THREE (3) valid reasons, explain why you feel Sarah and Justine would be the appropriate tenant for her property.
Enter a response here (No limits)
b) In the space below draft an email to Sarah and Justine advising that they have been approved for the Dalia Street property. In this email you must include:
Congratulate Sarah and Justine on being successfully approved for the property
The total cost of the bond
Instructions to pay the bond
The total cost of two weeks up front rent
Confirming a date for Sarah and Justine to sign the rental agreement
