Jackie Johnson enters into a short-term lease agreement of a loft building for her crew while they are filming her latest video. In order to film several adjustments must be made to the loft.Special lighting is installed into the ceiling and walls in several rooms. In addition, Jackie has a very unique diet which required a 6-burner stove and a double oven. She removes the existing stove and oven and installs her specially made appliances. In order to make the 6-burner work a second gas line had to be installed in the walls.

Jackie also brings very expensive art work because she just love to see things of beauty. All of her art is carefully installed on the walls.Once all of Jackie's custom made furniture is deliver it is the ideal place for her to create the next Johnson masterpiece. At the end of Jackie's six month lease she receives a call from the landlord. He has received several calls from the neighbors regarding the "company" she keeps in the loft.He is concerned about his property values and wants to terminate Jackie's lease immediate. There is a clause in the lease that would allow Jackie to negotiate an additional six months.Jackie refuse to leave and insist that he negotiate an additional six months. She pays a sizable advance on the next six month in good faith towards their negotiations.

The landlord comes one day while Jackie and all of her crew is out and pad locks all the doors. He has her furniture removed and placed in a truck outside of the unit.He however loves the upgrades that Jackie has made and keeps the new stoves, oven, and lighting. He also thinks he should be able to keep the art work since they were placed on his walls. Jackie comes to your office asking what are her legal options. She wants to know what type of "Estate" does she have in the Loft. Can the landlord pad lock the unit and most importantly can the landlord keep the upgrades that she has made to the unit. Please discuss each of the upgrades and their status as it relates to the real property and the landlords rights and Jackie's rights.
