Jade and Miranda owned adjoining properties separated by a fence on the boundary line between the properties. The branches of a tree whose trunk was located on Jades's property hung over 20 feet onto Miranda's property. One day, without warning, Miranda chopped off the branches located on her side of the boundary line with Jade's property. The removal of the branches, however, caused the tree to become so heavily weighted on Jade's side of the property that the tree fell over onto Jade's garage and destroyed the garage.
