James wants to buy a service station. He visits JE Brokers, and they show him a site. When James visits the site, he counts the number of cars that drive past and is impressed. He comments to the JB agent with him 'that many cars driving past must mean this is a great site!'. The JB agent does not respond to this comment, and continues to tell James what a good opportunity this site is. James buys the business on the basis of the trafc, but sales are poor. A neighbour tells him that the reason for the high trafc was a detour from the nearby freeway, during road construction work, that is now complete, so very few cars travel past the service station. James is upset as he claims some of the amount, he paid to purchase the service station is based on the trafc. James later discovers JB knew about the road construction. Advise James of any rights he may have under s 18 of the ACL
