. Jill owns adjoining hillside parcels, Lot 1 and Lot 2. She decides to sell Lot 1 to Joe with a deed that states, \"Grantor grants Grantee a perpetual easement for ingress and egress over and across the south ten feet of Lot 2.\" Each lot has a commercial well but only the lot conveyed to Joe has an operating water fetcher and bucket system. Meanwhile, EROT Utilities obtains rights from Fairy Tale Township to run high-tension poles and lines over each of the parcels. Joe sustains serious injuries tripping over Major while fetching water and rolls down the hill. Subsequently, he is unable to use his property rights during his lengthy recuperation. Meanwhile, unbeknownst to Joe, Major takes over Joe's operation and enters into a lease with EROT for an access road over Joe's Lot 2 rights. Joe 1s laid up for over a year while Major is leasing his rights to EROT. (a) Identify and discuss the three easements created or potentially created in this problem. Does Jill have any rights to Joe's water fetcher? Explain your answer. (Hint: Diagram your answer if it helps you). (b) Discuss the issues in Major's use of Joe's easement and the steps Major would have to take to own Joe's easement. (c) What additional steps would Major have to take to acquire title to both Joe and Jill's lots? What would be the effect if Major assigned or sold his rights to First Cat before the statutory period expires
