John and Pete lived together for ten years but never formalised their relationship. During these years they lived in a 3-bedroom terraced house in London which Pete owned before he met John and which is registered in Pete's sole name. The house is valued at 600,000 and there is a mortgage outstanding. When they first began their relationship John was living in Surrey. Pete found the distance involved in travelling to see John too difficult, and so tried to persuade John to move in with him in London. John was reluctant to leave Surrey his family and his home renovation business. However, Pete persuaded John that moving would not be to his disadvantage because he would be 'finding a new home' with Pete In fact Pete organised a party for John and all their friends where he announced that he and John would be 'settling down together in London together.' John eventually agreed and moved to London. During the time he lived with Pete, John did a lot of work on the house, using his building skills. He oversaw and participated in building an extension to the kitchen and adding a fourth bedroom. He contributed to household bills, though during all of this time he and Pete kept their finances separate. Two months ago, Pete and John separated, and John has moved back to Surrey while Pete has decided to move abroad and is in the process of selling the house. John is finding it difficult to find sufficient funds for a house deposit and has been advised by a friend that he is entitled to some money from the sale of Pete's house.
Advise Jerome about whether he is entitled to money from Pete.
