John Jones recently bought a large block of land. The block of land has two buildings located on it. At the front of the block there is a six-storey office building; at the rear of the block there is a single-story building used for carparking. On the right-hand side of the buildings, there is a driveway to access the carparking building and gardens. On the left-hand side of the buildings, there is a wide grassed area that runs the length of the block from the back fence to the road. The office building has six levels. It has a ground floor foyer, and then five floors of offices. To access each floor there is one (steep) staircase, which has a mural painted on its walls. The mural was painted 20 years ago by the famous Brisbane based artist Karl Keeper, who still lives in the Brisbane CBD. Karl regularly holds art shows at the local art gallery, where he has a studio. The outside of both buildings is in very good condition, but the offices' interior walls needs to be repainted. The mural on the staircase walls is in good condition, however, it is very ugly. John therefore wants to paint all the interiors so that all ceilings, the foyer walls, staircase walls, and the offices have the same modern colour scheme.

(b) John wants to provide more carparking to the offices by building an extension to the right-hand side of the rear building. A Title Search reveals the grassed areas on the righthand side of the buildings is an access easement for the block behind John's land. Advise John what this means; and what impact this will have on the use of that grassed area.
