Jeanette decides to sell the factory this year under a standard commercial contract. The contract makes no mention of Keith's unregistered lease, but includes the following standard script, 'The purchaser has read and agreed to the lease documents provided by the vendor'

While discussing the contract over coffee, Jeanette tells prospective purchaser Anna, that Keith's lease is still unregistered, but says, 'Keith is a good tenant, please look after him.'

Before Settlement, Jeanette does not get a chance to register the lease.

Three months after becoming the registered owner Anna issues Keith with an eviction notice.
