Tell a story about a landlord / tenant conflict. Have you ever had a disagreement with a landlord? What about your friends or family? Did they ever end up in a dispute over a month-to-month (period-to-period) or lease agreement? Failing that, research an occurrence of such a conflict. Go online, if necessary, and find an example of misbehavior by either a landlord or a tenant.
