Problems: (50 points - Total) 1. On Contract of Lease; a. What is a contract of lease? Is there a specific form required for a contract of lease? (5 points) b. Can the landlord require his/her tenants to sign a contract of lease? If yes, why and what are the instances? If no, why? On November 17, 2019, he sold this to a Chinese couple - Spouses Xi and Mei Ping. A contract (deed of absolute sale) was executed by Donald, as seller, but in favor of Jin Ping (the unborn son of Spouses Xi and Mei), as buyer, upon the request of the couple pursuant to a Chinese custom/tradition. At first, Donald was hesitant but upon the persuasion of Mei that she is scheduled to give birth on January 29, 2020 to Jin, Donald agreed. Is the contract of sale valid? Why or why not.
