Leah, an Attorney is moving her Law Firm to a new location. She is selling her office space at 3 Chancery Lane. On October 10, 2021, Leah sends two letters offering to sell the property to Denning and Diplock, for $14M. She stated that the offer would remain open until October 23, 2021 and that they should let her have their response 'in the course of post'. Both persons received the letters the following day. Denning upon receiving the letter posted a letter to Leah asking whether the property came with a water tank, air conditioning and office partitions. Not hearing from Leah, Denning, posted a letter of acceptance with a cheque in the sum of Fourteen Million Dollars ($14M) on October 21, 2021 which is lost in the post. Diplock upon receiving the letter, called Leah and told her that he would buy the property for $10M as property values in that area were going down and only if it came with the office furniture. Diplock afterwards consulted a real estate agent, who informs him that the government plans to construct its Ministry of Industry building on the property next door and that property prices in the area can be expected to rise. On October 21, 2021, Diplock posts a letter of acceptance to Leah with cheque for $1.4M representing 10% deposit on the transaction. The letter arrives on October 24, 2021. Leah not hearing from either Denning or Diplock sells the property to Lane for $20M and 10 pounds of cocaine with a street value of $1M which turns out to be powdered sugar. Leah tells Lane 'I'll see you in court". Denning and Diplock have commenced actions in Court against Leah for breach of contract. Leah decides to relax by going to the movies. She parks her car in the cinema's parking lot which has a sign at the entrance stating 'FlixRUs" accepts no responsibility for theft or destruction of any kind done to any motor vehicles parked by its patrons, in the parking lot'.
