Lee would like to hire a flat from Tang so that he (Lee) could hold his birthday party in the flat. One day before the party was scheduled to be held, torrential rain flooded the entire floor area, rendering the flat unfit for holding the party. Tang insisted that Lee must pay the hiring fee.
