MacDonald sent an email to Brown stating, "Hi: I will sell you the 40 acres of land that I own at 1234 Farm Road, Langley for $500 000 in cash. Let me know if you want it.MacDonald." Brown emailed back the following response: "Hello: I can't pay $500 000. Will you take $400 000? Brown." Upon receiving this email, MacDonald responded with "Hi: $450 000 is the lowest that I can go. MacDonald" After thinking about it for a time, Brown emailed back to MacDonald, "Hello: I'll pay $450 000, but I want you to include your John Deere harvester machine. Brown" MacDonald responded by email saying, "Done, but maybe we should put the agreement in writing. MacDonald" No further response was forthcoming from Brown and the agreement was not put into a formal written Memorandum of Agreement. A few days later Brown bumped into MacDonald and said "I'm getting the money to pay you for your farm", to which MacDonald replied, "Oh, I changed my mind and since we don't have a written contract, the deal is off."
