Madam Lee's husband Sim, tried to venture into agriculture related business. He recently saw an advertisement in a newspaper for the sale of a corn plantation. Since corn can be grown all year round and anywhere in Malaysia, Sim contacted the owner, Siah, to negotiate the sale of the corn plantation. After several meetings, both Sim and Siah agreed to the purchase price.

Before signing the agreement, Sim was made to believe that 120 tons of corn was produced annually at the plantation. However, when Sim examined the accounts of the plantation, it showed that only 100 tons of corn was produced annually. Despite of the facts discovered, Sim still proceeded with the sale and both parties signed the said agreement. A month later, Sim realised that there were misrepresentations and believes that Siah had intentions to deceive him.

Sim wants to terminate the agreement. Meanwhile Madam Lee went to visit Guru Ma, her spiritual leader to seek advice on how to cope with her worries and frustrations. Guru Ma, is very popular spiritual teacher and has a number of followers. Madam Lee is a faithful follower of Guru Ma`s teachings. Guru Ma advised Madam Lee that in order to achieve inner peace and forget about her worries, she has to detach herself from thinking too much about her worldly possessions. Guru Ma, convinced Madam Lee that she will attain inner peace by giving away her belongings to others. Guru Ma also advised Madam Lee not to seek advise from her husband or relatives. After considering Guru Ma`s words, Madam Lee decided to transfer one of her land to Guru Ma, so that it will be put to good use. One morning, Madam Lee woke up and realised that she has been influenced by Guru Ma and now wants to claim her land back. With reference to relevant authorities, advise :

(a) Sim on the validity of the sale agreement with Siah.

(b) Madam Lee if she can claim her land back.
