Marjorie Melons, the owner of a fresh fruit business called Marjorie's Melons, has had a difficult year to say the least. Around fourteen months ago, Marjorie started negotiations with Westfolds Ltd (WL) for a 5-year lease of a small retail space in one of WL's shopping centres in Penrith (NSW). By the end of January 2021, Anthony Brown (a solicitor for WL) sent the following email to Marjorie: Received: 10h03 : 26 January 2021 Dear Ms Melons, We received your deposit payment and signed Lease Agreement for 'Shop 14, Westfolds Shopping Centre, Henry Street, Penrith, NSW commencing 1 March 2021. As previously discussed, the existing tenant must vacate the premises on Friday, 26 February 2021 at 17h00, and the incoming tenant to take possession on Monday morning, 1st March 2021 at 09h00. We expect the Lease Agreement to be signed by the lessors by this Friday, 29 January 2021. If any problems arise before then, I will call you immediately, but I don't foresee any problems.
