Martin offers to sell his house to Sonia for $600,000.00 with settlement to take place on June 30th. The offer is made on June 1 in an email to Sonia and Martin stipulates in that email that if Sonia wishes to accept the offer, she can do so by sending an email to Martin's email address no later than 05:00 pm. June 5th. Sonia accepts the offer on June 5 at 04:30 pm but sends her reply to an incorrect email address. Not having heard form Sonia, in a telephone conversation on June 6 Martin agrees to sell his property to Joshua but then, in response to an offer, from Abigail brought to him by an Estate agent, the next day, using a standard Estate Agent's contract, for $100,000.00 more, Martin signs the contract to sell to Abigail .
