Memorandum scenario:

Kelly Reynolds lives and pays monthly rent at 1520 Eglinton Avenue East, Unit 201, Scarborough Ontario. She has lived there for approximately three years. Four months ago, she reported issues to her landlord, HPA Property Management Inc. (HPMI), with regard to her apartment. The issues included: Leaking pipe in the kitchen, her toilet does not flush properly, there are cracks appearing in her living room walls, the ceiling fan in the bathroom has stopped working, and the bedroom window will no longer close properly. Kelly reported these issues on three occasions in writing and has never received a response from her landlord. Kelly is upset and wants these issues to be resolved.
