Mildred is 89 years of age and despite owning her own home elsewhere, she has for the last twelve (12) months lived with her son Mitch who rents a small two (2) bedroom unit in Parramatta NSW. Mitch works five (5) days a week for a large telecommunications company and on occasions, is required to travel long distances and stay away from home overnight. Mildred's health is deteriorating rapidly, and she is no longer able to drive a motor vehicle or live by herself. Despite this, she currently remains relatively active and enjoys the company of a circle of friends from her book club that are very close and supportive and meet up once a month. Mitch usually does the grocery shopping and cooking for he and his mother especially as Mildred no longer trusts herself using the gas stove. While ever Mitch is away with work, he has his neighbour (Betty) keep a close eye on Mildred. Mildred trusts Betty whole heartedly and has even left her a sizeable portion of her estate when she dies. Betty is twelve (12) years younger than Mildred and in much better physical condition. Mildred and Betty have known each other for over 10 years. Two months ago, Mitch spoke to his mother and disclosed to her that he had fallen on hard times and needed some money to pay off a few debts. As Mildred had no money in any bank accounts, Mitch suggested that his mother sell him her house. After a lengthy discussion, Mildred agreed and sold her property to Mitch for $100,000. The market value for the property at the time was $700,000. Mitch now intends to place the house on the open market and sell it for an asking price of $700,000. Mildred's other child, Pamela, recently found out about the $100,000 sale and is furious. She wants to know whether she or her mother can do anything to have the property put back into Mildred's name
