Mr. and Mrs. Gratz orally contract to buy Mr. and Mrs. Spano's small, rental home for $170,000. At first excited about their freedom from the burdens of a rental, the Spanos allow the Gratzs and their children move into the home, whereby the Gratzs immediately begin to construct a second bathroom. The Gratzs made all of the payments to date, but Mr. and Mrs. Spano decide they want the house back.
