Mr. Sheridan is selling his house for 280000. He bought it for 55,000 15 years ago. What is the annual return on his investment, assuming monthly compounding? Answer - 10.9%

I am using my financial calculator and entering 55,000 as PV, 280,000 as FV and N as 15. This doesn't get the right answer. What am I doing wrong?
