The expected cost of the contract using standard materials was $30,000. Burt paid the contractor 209% of the expected cost as a down payment, and both parties signed the contract. Before work commenced, Burt met with the contractor and approved the design. He also made substantial upgrades to the materials, increasing the contract amount to $48,000. Burt paid the contractor an additional $3,600.
