Nabila owes RM12,000 to Zainon. In order to settle the debt, Nabila authorised Zainon to sell her orchard in Lahad Datu with the instruction "to obtain the best price in cash" and agreed to settle the debt out of the proceeds from the sale. Zainon sold the orchard to her husband Irfan for RM 120,000 despite receiving an offer of RM160,000 from Vikram. She also allowed Irfan to settle the payment in four instalments.
