Nancy rents a home from Ted in October and signs a 12-month lease for $500/month. The lease requires that Ted, as landlord, is responsible for maintenance and upkeep of the house and must make reasonable repairs for the benefit of his tenant. On January 10, when it is very cold outside, the heat goes out and Nancy asks Ted four times over 2 weeks to get it repaired. Ted is very cheap and says he will but never does, hoping the weather will get warmer.
