The monthly rent was $10,000. Benny was responsible for paying rates $900 per quarter and building management fees $1,000 per month. Since 1 December 2018, Benny disappeared and Godfrey did not receive any rent from Benny. On 5 June 2019, Godfrey was informed that Benny had been hospitalized and passed away on 31 May 2019. Benny did not pay any rental deposit because he had been a good tenant for many years. The assessor agreed that the outstanding rent was irrecoverable from Dec 2018 to May 2019 in the year of assessment 2019/20. Godfrey took possession of the property on 15 June 2019. Godfrey was able to find a new tenant, Daniel. The new lease commenced on 1 August 2019 with a monthly rent of $15,000. Godfrey paid $50,000 to decorate the property. Daniel paid Godfrey 2-month rental deposit which was refundable upon expiry of lease and 1-month rent in advance on 31 July 2019. In the tenancy agreement, Godfrey was responsible for repairs and maintenance of the property and also the rates $900 per quarter (see note) and building management fee $1,000 per month (payable to the property management company). Note: Rates concession was given to all ratepayers to offset the rates payable for the four quarters from April 2019 to March 2020, subject to a ceiling of $1,500 per quarter for each ratable period.
