On 5^th October, Johnny inspected an office in Chai Wan owned by William who had expressed an intent to lease the office to him. During the inspection William told Johnny that the lease included the office and a very spacious car parking space. Johnny asked him, "I will use the office as a shop. Is it allowed?" William just smiled but did not reply to Johnny.

Johnny asked him, "Is it convenient to have a place for dinner?" William replied: "There are many restaurants nearby." After the signing of the agreement, Johnny found out that only a very small car could be parked at the car parking space but his combo van could not be parked there. Johnny did not bother to view the car parking space.

Johnny then found most of the restaurants are closed after 5p.m. as the office is in an industrial district. Johnny must walk for 30 minutes to find a restaurant in dinner time. Johnny has just received a letter from the government requesting him not to operate a shop in the office as the building is an industrial building.
