On April 21, 2020 Elsa Pham, who represents Nutmeg Bros., LLC, sends a written offer to Terra Ramsey at Wasabi Productions to sell them 26 industrial-sized hot drink machines for $2,300 each. The offer states that it will remain open until midnight on May 15, 2020. The offer is signed by Elsa Pham.

On April 26, 2020 Terra contacts Elsa to accept the offer. Elsa apologizes but says that the offer has been withdrawn because she was able to find a buyer right after she sent off that email. But, Elsa does say she'll be happy to supply the 26 machines at her company's usual low price of $4,000 each.

Terra sends a written acceptance to Elsa's offer that same day anyway. Later, Terra tells her assistant manager that Elsa is going to have to sell them the 26 hot-drink machines for $2,300 each whether she wants to or not because Elsa can't rescind her offer until midnight on May 15th. Terra is correct.
