By email dated January 30, Bruce rejected this offer, but told Adam that if he was willing to pay all cash for the home then he (Bruce) would accept $1,500,000.On February 2 Adam, who was very rich, agreed to pay all cash on the condition that Bruce sell the house fully furnished. Adam knew this was a silly request, but he was hoping to find a way to purchase Bruce's home and his collection of rare Bob Kane paintings. Unfortunately for Adam, on February 3, Bruce sent Adam an angry one-word response - "NO!!!" After further reflection, on February 5 Bruce sent Adam one further email - "I have an all cash offer from another buyer for $1,700,000.If you are willing to pay $1,900,000 cash on or before the end of this month then I will sell you the home as is, and unfurnished."Adam, who feared losing the opportunity to purchase the home, agreed. The parties agreed to waive all inspections, and set closing to take place on February 22, 2017.On February 18, Adam ordered his bank to transfer $1,900,000 from his account to Bruce's account.The transfer was scheduled to take place on February 22.On February 20, Bruce decided to sell his home to his longtime friend, Alfred, for $325,000.Adam sued Bruce, claiming that Bruce breached their contract for the sale of the house.
