After decades of success, Bob decided it was time to retire. Rugged Times [a nationwide chain dude ranches) made a very generous offer to purchase BCDR. After prolonged negotiations, Bob and Mr. Shorty {president of Rugged Times]I enter a contract for the purchase and sale of BCDR. Shortly after the sale is completed, a dispute arises about whether or not the following items are included in the sale. The contract is silent concerning these items: 1. Bob's 1976 Ford F250 pickup truck; 2. A picture of Bob shaking heads with then president Gerald Ford. The picture hangs in the front ofce and is held in place by four screws and a safety strap. The screws and strap can be easily removed; 3. A built in [i.e., underground) sprinkling system. used to water the ranch's many grassy areas; and 4. A Cold Shed used for storing a broad selection of adult beverages. The shed sits on a concrete pad and is held in place by eight safety hooks [two on each side).
