On May 15, 1982, Mary M. Mary (Mary) started Flicka Ranch (Flicka). Flicka breeds racehorses. Flicka became famous for the quality and speed of its horses. After decades of success, Mary decided it was time to retire. Voracious Ranch made a very generous offer to purchase Flicka. After prolonged negotiations, Mary and Mr. Beast (president of Voracious) enter a contract for the purchase and sale of Flicka. Shortly after the sale is completed, a dispute arises about whether or not the following items are included in the sale. The contract is silent concerning these items:

1. A collection of ten antique saddles. These saddles are mounted in the ranch house. Each saddle is held in place by five screws and two safety straps.

2. A picture of Mary shaking hands with then Senator Hillary H. Clinton. The picture hangs in the front office and is held in place by four screws and a safety strap. The screws and strap can be easily removed.

3. A built in (i.e., underground) sprinkling system, used to water the ranch's many grassy areas.

4. A horse trailer. The trailer can hold up to four horses. Mary has owned this trailer for over 10 years and uses it every weekend to transport her favorite horses to various races.

Discuss (IN DETAIL) each of the above and decide if they are (or are not) included in the sale of the park.
