Part 1: Discuss appraisal plan

Students using an appraisal from their place of work should submit the completed CPPREP4101_AE_SR_TPR document as evidence of Tasks 1 and 2 below, Task 3 needs to be completed and submitted to your assessor, using templates and documents from your agency and the same property address as used in Task 1&2.

Your manager is satisfied that you have a clear understanding of the requirements and processes for appraisals, so she has asked you to phone the client Michelle Williams to progress the sales appraisal.

Phone call with client (role play)

In this part of the assessment you must participate in a simulated role-play (3-5 minutes) where you are the agent meeting with Michelle to discussinformation needed for the appraisals and to make an appointment for the inspection. There is a guide in the observation checklist below.

You will complete the following:

  1. Confirm with the clients the following information and complete the Vendor information form.
    • Their requirements and expectations for the property appraisal.
    • The address of the property to be appraised.
    • Any specific features or attributes you need to be aware of.
  2. Using your Residential appraisal vendor information formobtain and document the client's verbal agreement for your agency to proceed with the appraisal and make an appointment for the inspection.
  3. Confirm the appraisal appointment with clients by an email and provide a screenshot of the email. (Estimated word limit - 50 to 70 words)

Your assessor will use the Observation Checklist to mark your performance in the role-play. Use this Checklist to understand what skills you must demonstrate during the role-play. The Checklist lists the assessment criteria used to determine whether you have successfully completed this assessment event. All the criteria must be met. Your demonstration will be used as part of the overall evidence requirements of the unit.

You must submit the recorded meeting online for marking.

Note:

  • The meeting can be held at your workplace, or at any other appropriate venue.
  • You are encouraged to rehearse the meeting before completing the assessment.
  • The participants in the role play are you (the sales consultant), and a fellow student or colleague (Michelle).
