Part 2: Loan Metrics The Magnolia Hotel Denver is a 297-room full-service hotel located in downtown Denver. The hotel was originally built in 1911 and most recently renovated in 2015. The original loan amount when the hotel owner obtained the loan in May 2017 was $54 million. The appraised value of the hotel was $95.6 million in May 2017. The loan had a fixed annual interest rate of 5.27%. The original loan term was 5 years (60 months) and the amortization period was 30 years (360 months). At the end of 5 years, the loan would be paid off with a balloon payment and this date was May 2022. Unfortunately, because of Covid, the hotel was in financial trouble, so the lender worked out the loan by extending the loan maturity data by an additional 2 years to May 2024 (from 5 years to 7 years). Due to its financial condition, the hotel was revalued by the lender. The most recent value of the hotel was determined to be $62.9 million in July 2020. The most recent loan balance as of July 2022 is $49,852,013. The historical NOIs of the hotel are as follows: Original NOI: 5,790,795 2019 NOI: 4,948,737 2020 NOI: -1,211,903 2021 NOI: 18,926 Compute the original and most recent LTV ratio (2 decimal spaces, e.g. .7455 converted to 74.55%).
