Part C - Project / Assignment / Practical activity The following task is to be demonstrated and undertaken in the workplace (or in a simulated workplace environment). For this task you will require access to and the use of: Agency procedures, forms and documents for property management Legislation relating to lease and property management in the state or territory of operation Case study where landlord expectations about property management were not met. For this task you are to complete the following activity to demonstrate your ability to establish landlord relationships with at least two (2) landlords. Complete the following actions for each landlord to confirm the scope of landlord requirements: 1. Identify, and record, the ethical and conduct standards for listing properties for lease and/or management 2. Consult with the landlord to confirm their experience and expectations for property management. Record the outcomes of this consultation. 3. Confirm, and document, the scope of property management services. 4. With the landlord, review the rental appraisal to confirm, and record, the rental price range expectation 5. Record details of a property inspection, according to legislative requirements Complete a property management agreement with each landlord through completion of the following steps: 6. Prepare the agreement for the property leasing and/or management services for at least one (1) property per landlord. Provide a copy of the agreement prepared. 7. Document the landlord's acceptance of the fees, charges and services to be provided 8. Complete, and document, the agreement for the property management, according to agency practice and legislative requirements To establish the framework for communication for at least one (1) landlord, perform the following: 9. Develop, and document, a landlord communication plan, including: a. The frequency of communication b. Details to be provided in the communication C. Communication protocols for repairs and maintenance d. Landlord expectations for tenant selection and ongoing tenancy management e. The timeframe for conducting and reporting on routine inspections 10. Advise the landlord about any contact people within the property management team. Provide any written communications used for this step. In response to at least one (1) circumstance where landlord expectations were not met: 11. Analyse the circumstance for at least one (1) instance where landlord expectations were not met, and provide a report with recommended action to prevent this from reoccurring Learners should provide copies of all documents that are underlined and in italics, and are to be observed throughout each occasion of the task
