In June 2015, James rented a room in Andrew's house at a rate of 250 a month. Andrew required James to pay a month's deposit in advance, but James did not have the money to do so. He asked Andrew if he could do one month's worth of household chores and paint the windows in Andrew's house instead. Andrew agreed to this.

Two months later James was made redundant and Andrew reluctantly agreed to accept 100 as monthly rent until James finds other employment. Recently, Andrew learned that James received 10 000 from his great aunt as a birthday present. He now insists on being paid for the 250 outstanding on the deposit, the arrears of the rent and the full rent from the date on which James received the money. Advise Andrew.
