Introduction:

A customer, Mr. and Mrs. John Smith, wants to have your team to finish the remodeling project in their home as the previous contractor had quit for some unspecified reason.

The project entails completing the work to finish the remodel of the interior of three bedrooms, including closets.

  1. The rooms are in an existing house that is being partially remodeled to allow for the new bedrooms to be added in order to provide a separate bedroom for Mr. and Mrs. Smith and each of their two children, a son and daughter.
  2. The future bedrooms are currently rough framed and have the electrical roughed in but it has not been inspected. The subfloor is in, as is the HVAC system.
  3. The parents bedroom measures 16 by 20 feet with a double walk-in closet measuring 8 by 12 feet. The adjacent private bath is already finished and requires no additional work in it but does need to have the door and trim work installed on the bedroom side.
  4. Each childs bedroom measures 12 by 16 feet with a single closet in each bedroom measuring 4 by 8 feet.
  5. Windows and the exterior wall insulation is installed but again these walls cannot be sheet rocked until the electrical inspection has been completed.
  6. The customer has selected and paid for all doors, millwork, electrical fixtures, and wall plates as well as carpeting and pads but they are still at the supplier located across town.
    1. The doors and millwork are not finished and the customer wants two coats of satin clear poly on all exposed woodwork.
  7. As the Smiths are planning an extended winter vacation, the house will be available for completion of this work from January 1st until March 31, 2022. The heat will be on during this period.
  8. All permits have been acquired but inspections have not been scheduled, which require a one week lead time in order to be scheduled.
  9. The customers want all walls primed and two coats of the final color paint with latex based paint products.
    1. The parents walls will be off-white, the daughters light pink and sons light blue. The respective paint colors are standard and have been ordered through the same supplier as the doors and millwork.
  10. The ceilings are in but not taped or otherwise finished. The attic over all rooms are insulated and is complete.
    1. The customer wants all ceilings spray textured and painted white.
  11. The customers are very fastidious regarding quality and cleanliness and will allow access to the work area only through the attached garage and kitchen. The kitchen adjoins the hallway to the bedroom area. Materials may be staged in the garage which is also heated.

Smith Project Part 1:

I have opened a Smith Project forum for your group to use to coordinate your groups work on this assignment. For this Project you will prepare a report as a .docx file (for part 1, 2 and 3) addressing the following questions. You will also submit the .mpp file of your project. The assignment will be submitted by one member of the team to the associated Dropbox.

  1. Develop a Project Charter document. A template of Project Charter is provided.
  2. Develop a Work breakdown Structure (WBS).
  3. Research activity durations for the various tasks contained in the Work Breakdown Structure (WBS) which your team has developed for the Smith Project. Please be sure to include the reference source information for the durations which you use.
  4. A network diagram (generated in MS Project) highlighting the critical path.
  5. A schedule table reporting ES, EF, LS, LF and slack information of each activities.

Smith Project Part 2:

In your planning you will see that the workforce is comprised of five members, 4 labor (each as described by classification) and 1 project manager. Note that the general laborer is allowed to work with any of the other classified people, as well as performing other miscellaneous work/odd jobs.

Labor rates;

Project Manager - $50/hr. Carpet Installer - $25/hr. General Laborer - $15/hr.

Painter - $30/hr. Drywall Tradesperson - $25/hr.

Note: Carpet Installer only works on Fridays.

Rental Rates;

Dumpster (if rented) - $30 month

Portable Toilet (if rented) - $10/day

Electrical Inspection - $250 per visit (assume one visit).

Smith Project Part 3:

On December 28th the Smiths call the Project Manager to announce that they will be returning earlier than expected and would like to have the project completed by their return on January 20th. Assume that it is possible to have the electrical inspections completed satisfactorily on January 4th. The project manager explains that such a change in the project deadline will require changes to the work schedule and associated labor costs or a reduction in Scope. The Smiths state that they want all of the work originally agreed on to be completed. In that case the project manager informs them that before an accelerated schedule for the work can be started the contract revisions will have to be documented and the associated costs authorized through the change control process documentation, e.g., a revised contract and terms; the Smiths ask what that extra cost will be. To provide them with the new labor costs your team will have to revisit certain aspects of the original planning.

Team Writing Assignment Deliverables;

1) Using your teams original plan for the Smith WBS/schedule, develop a revised schedule that would allow for the work to be completed by January 19th and a walk through with the Smiths by the project manager on January 20th. Clearly mention what changes you made in your schedule and justify the changes in your report.

2) Based upon the normal base wage scale used for Part 2 of the Smith Project, and your revised schedule, develop a revised cash flow report using the following pay rate rules

  1. Hours in excess of 8 per day (Monday through Friday) are paid at 1.5 times the normal hourly rate up to a limit of 16 hours per day.
  2. Saturday work is paid at 1.5 times normal hourly rate up to a limit of 12 hours per day.
  3. Sunday work is paid at 2.0 times normal hourly rate up to a limit of 12 hours per day.
  4. Holiday work is paid at 2.5 times normal rate and 12/31/2022 and 1/1/2023 are holidays.
