On 1 April 2018, Mr Lee acquired a residential property in Shatin ("Property"). On 15 June 2018, Mr Lee leased the Property to Ms Cheung based on a written lease agreement with the following terms:
\table[[(1) Term of lease,3 years from 1 July 2018,],[(2) Monthly rent,HK $28,000 payable in advance at the beginning of each month,],[(3),Refundable deposit,HK $56,000 payable on 1 July 2018],[(4),Rates,HK $4,800 per quarter (after rates concession, if any) payable by Mr Lee],[(5),Management fees,HK $1,500 per month payable by Mr Lee]]
Ms Cheung failed to pay rent starting from 1 December 2020, and Mr Lee subsequently discovered that Ms Cheung had left Hong Kong on 1 May 2021. Mr Lee forfeited the deposit placed by Ms Cheung.
Mr Lee spent HK $200,000 to decorate the Property after Ms Cheung had moved out of the Property.
On 15 August 2021, Mr Lee leased the Property to Ms Wong based on a written lease agreement with the following terms:

On 15 December 2022, Mr Lee received a cheque in the amount of HK$40,000 from Ms Cheung.
Required:
(a) Compute the property tax payable by Mr Lee for the years of assessment 2021/22 and 2022/23. Ignore provisional tax.

(b) In respect of the lease of the Property by Mr Lee to Ms Wong, identify the document(s) to be stamped under the Stamp Duty Ordinance, and compute the amount of stamp duty payable (if any).
