Please help me calculate annual balances and whether the calculations below ($182,284.41, 127,295.92 and $45,195.36) are accurately calculated.

Should the Tenant terminate this lease prior to the end of the lease, for any reason, a penalty as per below will be owed to the Landlord. For example if the lease is cancelled on July 31st 2021, the amount owing the Landlord will be $182,284.41 or pro rated to the end of the Lease term. If cancelled on July 31st, 2024, the amount owed to the Landlord will be $127,295.92 or pro rated to the end of the Lease term. If cancelled on July 31" 2028, the amount owed to the Landlord will be $45,195.36 or pro rated to the end of the Lease term. Are you able to review the above calculations on a $200,000 loan @3.25% per annum calculated semi-annually for a 10 year term pis. Remember this is a lease so payments are at the beginning of the period not the end of a period like a mortgage
