Introduction

My research topic is private equity investment into single-family homes and apartment rental properties.Not long after I started my search for housing, I began reading online articles about the single-family housing market and learned about Blackstone, the largest private equity firm currently investing in housing.The scale of acquisition that these firms began pursuing after the Great Recession has had enormous impacts on the real estate landscape.They use new technologies, like home value estimation services such as Zillow and automated digital platforms to evaluate and purchase properties in a fraction of the time it would have taken in the past.My research so far has shown that this new technology, in addition to legal loopholes and a large stock of foreclosed housing has allowed companies to treat housing as an asset class to be invested in for the sole purpose of profit, a.k.a. financialization.I have also found evidence that homeownership rates have declined in correlation with this financialization, and a New York Times article gave accounts of families being priced out of the housing market precisely due to investment activity in their neighborhoods.Homeownership as an institution is more that a means of finding a place to live, it is also a personal investment and one of the primary methods of wealth accumulation for families.In recognition of this reality, my research will seek to find an answer to the question: "What does the increase in ownership of real estate by private equity firms mean for Americans seeking housing?"

Rationale

My primary research will consist of emails with real estate professionals.I hope to interview at least two real estate agents operating in different areas of the United States, as a diversity of locations will serve as evidence as to whether private equity is active throughout all areas of the country or is only concentrated in some areas.As real estate agents, their job requires them to have constant, up-to-date knowledge of the market, and the extent to which private equity activity affects availability and price.My findings from these interviews will complement the research I have already done on housing price and availability.

Procedure

I will email two or more real estate agents whom I have met before and request around 30 minutes of their time for either a face-to-face interview or a virtual interview.I will briefly explain the topic of my research paper and my hypothesis, as well as how their input could help me write the paper.If they do not want to do the interview, I will email another agent.If they ask for more information on my paper in order to prepare themselves to answer my questions, I will write them a follow up email with the requested information.When the interview starts, I will inform the interviewee that I am recording the interview and begin by starting a casual conversation about my topic.Once the conversation allows for it, I will ask my first question.

  1. How does this trend impact the work you do day to day?
    • This question will show the size of the operation and whether or not the practice exists in a place like Madison.
  2. What's your perspective on what happened with Zillow?
    • Zillow has made the process of estimating value much easier, allowing these large-scale operations to take place.
  3. Has private equity firms' investment in real estate been a bad thing for real estate agents or a good thing?
    • As real estate agents, they are concerned about their consumers and want them to do well in their housing searches, so any way in which the trend affects them will be similarly felt by their clients.
  4. Is it good or bad for the real estate market?
    • The market determines many important aspects of buying a home, such as overall price and down payments, so the health of the market affects Americans seeking housing and will help answer my research question.
  5. Is it good or bad for individual home buyers?
    • This question is essentially the same as my overall research question, so asking it directly will allow me to get a general read of the situation from a professional perspective.
  6. Have you noticed any shift in prices?If so, are they attributable to anything in particular?
    • By asking this question, I will gather information on possible causes of price shifts caused by factors other than private equity investment.
  7. Do you think this trend will continue in the future assuming nothing changes legally?
    • This question allows me to hear one professional's opinion on whether or not firms like Blackstone are lindy, but also where their rate of growth is headed.
