Problem Question

ABC Ltd. is the owner of a commercial building in Kowloon. ABC Ltd. leased out one of the ground floor shop spaces to Bob, who operates a Bar & Restaurant on the property. The Bar & Restaurant offers seating and dining areas both indoors as well as outdoors on an entrance patio which is also part of the property. Bob had put a lot of work and expense into renovating the Bar & Restaurant. He had purchased and imported a custom made stained glass window from Murano, Italy and he marked off the boundaries of the entrance patio with flower planters. He also placed a sign at the entrance patio that says "Entrance - Restaurant Customers Only".

The commercial building is located next to an outdoor sports facility. The sports facility is owned and operated by XYZ Ltd. and people regularly play cricket and other sports on the facility. Last night during dinner service, Cathy was playing cricket at the sports facility with her sports team. The team rented all of the cricket equipment from XYZ Ltd. While she was batting, she struck a cricket ball so hard that it flew out of the sports facility, bounced on the entrance patio of the Bar & Restaurant and smashed through the stained glass window into the inside seating area. The stained glass window was completely destroyed. Cathy ran inside the Bar & Restaurant and asked if she could have the cricket ball back. Bob was so angry that he threw the cricket ball into the fireplace.

Separately, last week a customer, Daniel, was having happy hour drinks at the Bar & Restaurant with some of his coworkers.While using the restroom, Daniel discovered a luxury watch lying on the sink counter. Daniel brought the watch out to the Bar and handed it to Bob to keep in the lost and found box. Today, Daniel came back and demanded the watch from Bob. Bob refused and said that it wasn't Daniel's watch.
