PROJECT MANAGEMENT 1 Exercise 2: SUPPLEMENTARY CONDITION (2%) SUPPLEMENTARY CONDITION PURPOSE At The focus of this assignment is to provide students with the opportunity to experience a Supplementary Conditions commonly used to edit or modify a CCDC construction contract. All submissions to be: . individual submission . submission is due inclass . the following instructions must be followed. The following is directly from a CCDC2 Contract. Part 3: EXECUTION of the WORK GC 3.4 CONSTRUCTION SCHEDULE Paragraph 3.5.1 states "the Contractor shall: . 1 prepare and submit to the Owner and the Consultant prior to the first application for payment, a construction schedule that indicates the timing of the major activities of the Work and provides sufficient detail of the critical events and their inter-relationship to demonstrate the Work will be performed in conformity with the Contract Time; 2 monitor the progress of the Work relative to the construction schedule and update the schedule on a monthly basis or as stipulated by the Contract Documents; and 3 advise the Consultant of any revisions required to the schedule as the result of extensions of the Contract Time as provided in Part 6 of the General Conditions - CHANGES IN THE WORK.The above General Condition is not adequate as it does not address the topic at hand as your rm requires more information for the scheduling requirements for this project. The above 3 statements in the paragraph (3.5.1) will remain untouched and yourtask is to prepare a fourth (4th) supplementary condition that would be attached to a CCDCZ Contract [as it cannot be inserted due to its size]. [You do not have to repeat the 3 statements above [.1, .2 and .3) as they are already in the CCDC2 document] NOTE: A similar style of a Supplementary Condition is presented at the bottom of this page for your review. Exercise 2 Format: The title of your submissions will be Supplementary Condition Project Name: Ottawa Health Clinic and Project Number is 11345-55 (should appear directly at the top of your page) Next, you are reg uired to provide an introduction explaining your supplementary condition (an example provided below at the bottom of the page for another Supplementary Condition can be tailored to your example}. The following must be expanded in full sentence form as you must generate point .4 (as the 3 existing points will remain as previously stated). These points should be similar in wording to 3.5.1 conditions [.4.1, .42, and .43] presented above therefore they will have to be re-worded and not copied directly. Be sure that ifany reference to parties are dened in the de ntions of a CCDC2 contract. .4 you must include [or re-word) the requirement that the general contractor is required to hire an independent construction scheduling consultant for the duration of the project. the following points below can be indented under .4 above with each bullet being numerated such as .4.1, .42, etc. you can combine any of the following points if they will read better but they cannot be copied directly (and none must be deleted). t Scheduling consultant paid by general contractor ! Selected scheduling consultant must be approved by the owner prior to the project start I Construction schedule format to contain a critical path method logic. ! Construction schedule will be submitted within 15 days after the general contractor signs the contract. I Once the construction schedule is accepted by the owner the baseline will be frozen. v Schedule to be printed in Gantt view and reviewed at the monthly site meetings with the general contractor and the owner's consultant. 0 After monthly meeting the schedule will be revised and redistributed by the general contractor with any changes or contingency factors reported. Supplementary Condition Sample Example (to be reviewed before beginning your assignment) The following is a General Condition that will remain; however, the owner/ consultant feel it needs an additional clarification PART 9 PROTECTION OF PERSONS AND PROPERTY GC 9.1 PROTECTION OF WORK AND PROPERTY 9.1.1 The Contractor shall protect the Work and the Owner's property and property adjacent to the Place of the Work from damage which may arise as the result of the Contractor's operations under the Contract, and shall be responsible for such damage, except damage which occurs as the result of. errors in the Contract Documents: acts or omissions by the Owner, the Consultant, other contractors, their agents and employees. Because there is not enough room to add another statement directly on the general condition document (and some might say this is not the best practice) the following is an example of a supplementary condition.
