Question 1 Amy is a private landlord and rents a house to a friend of her daughter Bernadette. Raj is in the same class as Bernadette at university and needs to find somewhere to live for his forthcoming second academic year. Raj agrees to pay $450 per calendar month as rent and signs a 24 month lease in June 2019 with the start date for taking the keys to be 1 August 2019. In September 2019 hearing that Raj is in financial difficulty as his student loan has not yet been approved, Amy offers to reduce the rent to f250 "until things are sorted out for you again". On 30 November 2019 Raj received an inheritance of $40,000 from his uncle who had died some years previously in America but the lawyers have only just managed to trace his relatives still living in Ireland. Amy gets to hear about this windfall from Bernadette who mentioned that Raj is thinking about taking a leave of absence from his course and travelling the world now he has some spare funds. Amy then asks Raj for the full rent from September onwards. Raj refuses and states that he will pay the remainder of the rent in advance at the rate of f250 per month as it is cheaper to do this than put his belongings into storage while he travels
