Alex was the owner of No 1 Lily Avenue. He subdivided his land into two parcels, Nos. 1 & 3 Lily Avenue. He retained No. 1 and sold No.3 to Raymond.

Raymond covenants with Alex that he would:

(i) Not to tamper with the design of the boundary wall separating Alex's and hisland.

(ii) To paint the exterior of the premises once in three years. (iii) Not to carry out business on his (Raymond's) premises

(a) Explain the principles that govern the relationship between Raymond and Alex.

(b) Now assume that Alex sold his parcel of land to X, and Raymond sold to Y.Explain the applicability of the covenants to new owners X and Y.
