The commission is agreed to be 3% of the sale price. The townhouse is put on the market for $500,000. Jack knows that Eric is willing to pay $480,000 but he tells Eric that he will persuade Sally to sell for $460,000 if Eric will pay him $2,500 "under the table". Eric agrees and pays the $2,500 and the offer for $460,000 is accepted by Sally. Before settlement, Sally finds out about the payment and plans to rescind the contract with Eric. She also plans to seek the $2,500 bribe from Jack and refuses to pay Jack his commission. She also plans to refer the matter to the police.
