During these visits by Janet to inspect the house, Tim makes the folIoWing statements to Janet: - - That the electrical wiring in the house has been completely replaced 4 years ago. (T he person who sold the house to Tim 2 years ago told Tim this, but Tim suspects that only part of the electrical wiring has actually been replaced}. - That the roof on the house had been totally replaced by Tim one year ago. and it was therefore \"virtually brand new". (Tim had arranged for the roof to be steam cleaned, making it look new. in fact, the roof had been replaced 15 years ago, but Tim did not really know when it had been replaced}. . That all building improvements had been carried out with the approval of the appropriate government authorities. (Tim has recently built a new garage for his car, and he did so without obtaining the necessary building permit. As a result, the garage may have to be demolished and rebuilt). - That the next-door neighbours are \"delightful, friendly people\". {In fact, the immediate neighbours on both sides are irresponsible neighbours who regularly conduct ail-night parties attended by scores of noisy, irresponsible revellers). Janet signs a contract to buy the house. No reference is made in the written contract to any of the above statements. Aer signing the contract but before completion of the purchase, Janet discovers the truth in relation to all of the above statements made to her by Tim.
