XYZ inn is a 40-unit inn with no unnecessary decoration. The location is very much accessible and has a lot of establishments near it. It is near to hospitals, supermarkets, resorts, and many other establishments. The owner, Mr. X, believes that there is a need for his style of low-cost family accommodation despite the luxury and beauty of the area. The rooms of the Inn are large but there are no televisions in it or any other devices that could give entertainment to people who would want to stay in. Although there are plenty of rooms for future expansion, the grounds are fairly bear with a bit of landscaping, but mostly grass. Mr.X the owner can serve breakfast to the rooms and provide tea-making facilities. There are not a lot of good restaurants and take-aways in the area. Mr. X's prices are less than half of what similar motels charge and only a fraction of what the big five-star hotels are charging. And really, the area is not all that far away from the beach, shops and other attractions. The problem is occupancy. He has owned the property already for four years and since then, he has some regular customers already coming every holiday period. Overall, the occupancy is about 50% year- round. He heard from the local tourism office that the other properties have an average of 68% occupancy year-round. This report frustrated Mr. X. Currently, Mr. X does a little advertising in local district guides and the holiday papers, mainly because he thinks that word of mouth is the best form of advertising. Mr. X is a member of the local tourist committee but is too busy to go to meetings. His potential customers are local families and couples and increasingly overseas visitors. He is worried that the inn would run out of guests soon.
