As per instructions from the Client, we have been tasked to investigate the option of adding two stories to the current Pembroke Theatre and Professional Centre. This is to increase the effective yield and return on investment for the client and its investors. Please refer to the attached Elevation of the proposed design change. The client wishes to know how this change will affect its current Development Approval, and how long it may take to get this and other approvals sorted. As the project is due to start in 15 weeks, there is a time constraint on this process.

We also need you to assist us with an estimate of added costs and schedule changes.
