The tenant will be given 30 to 60 days' notice based on your lease term whether you're a year lease or a month to month on the start of the rent increase. If failure to comply with the rent increase will convert your lease to a month to month if it isn't already with the new amount failure to pay new amount can result an eviction or termination of lease with forfeiture.
