Sharon is the tenant of the lease of the whole building at 8 The Precinct, Elvington. Sharon runs a successful bakery from the property but would like to expand her business to offer cooking classes. She would need to carry out some works to the property , including installing a kitchen so that she can offer refreshments to her students and putting up a non-structural partition wall to separate the area where the classes are to be held from the rest of the shop. She would also like to build a small extension on the back of the shop to house a new refrigeration unit.

Sharon would like some advice on her plans and has sent you a copy of her lease (at Appendix B). Having regard to the extracts from Sharon's lease, discuss whether or not the landlord is obliged to consent to her plans.
