Slumlords Rentals Inc.(SRI) rents apartments to students in college towns in the New York/New England area through a system of rental agents. Each apartment is a unique identification number (usually the apartment number combined with the street address 322southlibertyave) and a suggested rental price. When a potential renter (customer) calls the agency they are immediately assigned to a rental agent. When customer data is initially entered into SRIs information system, the customer is immediately assigned to a rental agent. Each rental agreement (lease) includes one apartment, but a renter can rent multiple apartments. The minimum time for rental of an apartment is one year, but a student can rent an apartment for up to four years. Rent can be paid for in any of three ways: (1) immediately in cash (for the entire rental period), (2) on the 15th of the following month (for the entire rent), or (3) on the first of the month over the course of rental period (this is the usual method). However, when a lease is signed a deposit is required. A single cash receipt (check) can pay for one lease or for multiple leases. Sometimes apartments are rented for a price that is lower than their suggested rental amount, especially if the customer is a high volume customer, if they are renting for a period longer than one year, or if the apartment has not been rented by the start of the school year. Each cash receipt (or check no credit cards) comes from either one customer or from one lender or investor. Every cash receipt is processed by exactly one of SRIs several cashiers and is deposited into one of SRIs bank accounts. Information about apartments, employees, and customers will often need to be entered into the database before any transactions involving them have occurred.
